We are currently an active buyer of properties meeting our acquisition criteria. We have three investment programs for
which we are acquiring properties, each with different criteria. Western America and its affiliates have acquired over
14 properties meeting these criteria with purchase prices totaling over $165 million since 2003.
PROGRAM 1 – MEDICAL OFFICE BUILDINGS
Western America is ranked 32nd nationally among buyers of medical office buildings (Per Real
Capital Analytics on 2/8/2007 based on all reported acquisition activity since July 2000).
- May be stabilized or value add
- Must be multi-tenant
- Property type: Only medical office buildings
- Locations: All states, except Alaska & Hawaii
- Purchase price of $4,000,000 - $25,000,000
- We can obtain new financing or assume existing financing.
- We don’t consider properties that are unpriced or which are offered at a cap rate under 6.5%.
PROGRAM 2 – STABILIZED OFFICE, RETAIL OR INDUSTRIAL PROPERTIES
- Must be stabilized
- Must be multi-tenant
- Property types:
- General office
- Retail centers (anchored or not)
- Industrial
- We require that new financing be possible
- Purchase price of $8,000,000 - $25,000,000
- We don’t consider properties that are unpriced or which are offered at a cap rate under 6.5%
- We do not buy raw land
PROGRAM 3 – VALUE ADD OFFICE, RETAIL OR INDUSTRIAL PROPERTIES
- Property types:
- Medical office
- General office
- Retail centers (anchored or not)
- Industrial
- We can obtain new financing or assume existing financing
- Purchase price of $2,000,000 - $10,000,000
- We do not buy raw land
